What is Boulevard 98?

It’s a high-quality apartment community designed especially with University of North Carolina Charlotte students in mind. Boulevard 98 features a variety of spacious, furnished apartments plus a full set of community features such as a clubhouse, pool, fitness center and more. All just minutes from campus.

Is Boulevard 98 part of the University of North Carolina Charlotte?

No. Boulevard 98 is a privately owned and professionally managed, off-campus community. Click here for more information about the management and ownership.

Can I live with friends, or can you match me with roommates?

You can select your roommate(s), or you can apply on your own and we can match you with other students. Applicants answer a short list of lifestyle questions to help in the matching process.

What are per-person contracts?

Instead of requiring all roommates to sign a joint lease, each person at Boulevard 98 has their own individual contract, with one person per bedroom. This means you are only responsible for paying for yourself — not your roommates. Even if a roommate moves out or other bedrooms in your apartment are empty, you only pay the rate for your bedroom.

What is included in the rate?

Each resident at Boulevard 98 pays a flat rate that includes:

  • High-speed Internet
  • Water/sewer, trash removal
  • Washer and dryer in each apartment
  • 24-hour on-site management
  • Community features — pool, fitness center, sports courts, etc.

What size are the apartments?

The spacious accommodations at Boulevard 98 range from studios and 1-bedrooms all the way through 5-bedroom townhomes, all with private bathrooms for each resident.

Are the apartments furnished?

Yes, all apartments at Boulevard 98 include a furniture package including a full-size bed, dresser, desk and chair in each bedroom, and a sofa, end table and coffee table in each living room. To see a sample of the furniture and other finishes, please visit our model apartments.

When do the contracts start and end?

The standard term is August 15, 2024 to July 24, 2025, with payments made in 12 equal installments. Other alternate dates are available; please inquire with our staff. Click here for a sample agreement.

Is a co-signer or financial guaranty required?

Within 7 days after a Housing Agreement is signed, each resident is required to do one of two things: provide a qualifying guarantor (often a parent), or pre-pay the final 2 installments.

Can I pay by credit card?

Yes. Residents can pay online 24 hours per day, by credit card or ACH electronic checking. Boulevard 98 also offers automatic payment by either credit card or checking account — just fill out one page, one time and payments will be made automatically. Convenience fees apply for credit card and debit card payments.

Will my financial aid cover charges at Boulevard 98?

Your living costs at Boulevard 98 can be covered by financial aid, just like on-campus housing. Any available financial aid funds, after university charges are satisfied, are released to the student for non-institutional expenses, such as off-campus housing. These funds can be used to pay charges at Boulevard 98. Normal payment deadlines will continue to apply.

Is Boulevard 98 open to non-students?

Boulevard 98 is designed and offered for students at UNC Charlotte and other local colleges and universities. The per-person contracts are also designed with students in mind. Therefore, applications are accepted only from students at one of these local colleges or universities. Boulevard 98 is an Equal Opportunity housing provider and welcomes student residents/families with children. There is no extra cost for minor children in the care of adult residents, other than regular charges for each bedroom space selected by the resident. A minor occupying a bedroom space rented by a parent, guardian or person with legal custody is not considered a breach of the Housing Agreement or a violation of the rules. In order to match student roommates in shared apartments, we will request roommate consent for any non-student occupants.

What kind of safety and security are provided?

Boulevard 98 is a controlled access building that requires a key to access the building at all times. Community courtesy officers are also present. Apartments have fire sprinklers, steel front doors with deadbolts, plus individually locking bedroom doors. Management staff are also on-site 24×7 and can be reached by a 24-hour phone number.

What are the policies on pets, smoking and guests?

Boulevard 98 is a no-pets community. The community is smoke-free in all indoor and adjacent areas. Guests are welcome at all times, subject to the consent of apartment-mates and security considerations. Overnight guests are welcome, with limits on the number of days and guests.

Can I park my vehicle at Boulevard 98?

Boulevard 98 offers gated garage parking for a small additional charge.

Does Boulevard 98 offer a shuttle bus?
